Multiple High-Rise Apartment Building Assessments

Participating on three different design teams for the Chicago Housing Authority (CHA), AltusWorks provided comprehensive façade consulting services at five high-rise apartment buildings located in various neighborhoods throughout Chicago. The fast-paced building assessment program encompassing several dozen buildings was completed within a 3-month period and focused on identifying renovation and repair needs within a 10-year planning horizon with a goal of executing nearly $400M worth of work by the end of 2017. Instrumental to the teams, AltusWorks was tasked to evaluate the exterior envelope, recommend appropriate repair pathologies, and define project scopes. Specific services included an up-close assessment of building envelope systems from swing stage drops covering each building corner and 25% of the wall area, a binocular review of the remaining wall area, and the development of a final report based on City of Chicago Critical Exam requirements. At the project’s conclusion, AltusWorks presented its findings and recommendations to the CHA and the design team for further consideration within the overall assessment program objectives.
