Partnering with OKW Architects, AltusWorks was the Masonry Restoration Consultant in the adaptive reuse of ten historic buildings fronting Randolph, Lake, and Sangamon Street within the Fulton Randolph Market Historic District. Approximately 91,000 square feet of warehouses originally serviced the food industry, was converted into new office space and retail.
Having evaluated the different masonry facades and their modes of failure, AltusWorks prepared a comprehensive restoration program that fit within the project goals. Tucker Development valued the authentic nature of the buildings and was required to meet the City’s rehabilitation guidelines. Integral to the team, AltusWorks advised the architect on the technical aspects of masonry restoration. Collaborated with the architect on how to achieve the desired thermal performance of the envelope without damaging the historic fabric. We collaborated with the structural engineer on strategies to reinforce major structural members which maintained a large portion of the structure while focused on cost efficiencies, project schedule and adherence to the Secretary of Interior’s Standards for the Treatment of Historic Properties.
Opened in late 2017, the development supports the evolving client base who embraces the gritty and authentic nature of the Fulton Randolph Market Historic District.
